Working in Partnership with house builders
With the increasing proportion of new schemes arising from developers' obligations to provide low cost housing for rent and newbuild homebuy (Section 106 agreements), we continue to develop good working partnerships with house builders of all sizes in our region to maximise these opportunities.
Our housebuilder partnerships have included working with:

- Bellway - 9 houses for rent in Highbridge, Somerset
- Bloor Homes - 27 homes for rent in Frome
- Crest Nicholson (SW) Ltd - 30 houses and flats for rent and shared ownership in Houndwood, Street and 26 flats for rent in Portishead
- Cresta Homes - 26 homes for rent and 14 for homebuy in Poole
- David Wilson Homes - 82 homes for rent and shared ownership at sites in Bridgeyate, Norton Fitzwarren, Street and Creech St Michael
- Fisher and Dean - 13 houses for rent in Weston-Super-Mare
- Linden Homes - 11 homes for rent at Portishead
- Meadow Mead - 7 houses for shared ownership at Wick St Lawrence and 15 for rent and 4 for shared ownership at Locking Castle, Weston-Super-Mare
- Midas Homes - 55 homes for rent and shared ownership at Westford, Wellington
- Mowlem PLC - 21 homes for rent; 10 for shared ownership and 13 for Homebuy in Bartlett Way, Poole
- Persimmon - 64 homes for rent and 20 shared ownership at Ashlands, Portishead
- Redrow - 28 homes for rent and 7 homes for homebuy in Cribbs Causeway and Longwell Green
- Taylor Wimpey - 5 houses and flats in Highbridge, Somerset.
Breathing new life into communities
We're really proud of the extensive work we've been doing in St Pauls in Bristol. Working in partnership with the local community and local authority, the regeneration of this area involved both new build schemes and major refurbishment of existing Georgian properties to provide a greater mix of tenure.
This included re-building six houses for rent and converting them into family homes. This regeneration continues with two major redevelopment projects completed in 2010.
Building homes for rent
We've developed a wide variety of homes for rent, including facilities for supported housing agencies and housing for the elderly. Examples include:
- 13 flats for people with learning disabilities and an office in Downend, Bristol (Westland Construction - contractor)
- 20 retirement flats for older people in Blagdon Village, Taunton (Retirement Villages - developer)
We also act as development agents for a number of smaller housing associations, which have included:
- SHAL Housing – building 6 flats for rent in Taunton (A & H Gadds Ltd - contractor) and 9 houses for rent in Highbridge (Bellway Homes - developer)
- Bristol Community Housing Foundation - 6 bungalows for rent in Southmead, Bristol (D B Russell - contractor) and 32 properties for rent at 3 sites in Bristol (Halsall Construction - contractor)
- United Housing Association – developing 14 homes for rent in South Gloucestershire (Redrow Homes (SW) Ltd – contractor)
- North Somerset Housing - 13 properties for rent in Congresbury (Halsall Construction - contractor).
Low-cost homes
We've worked with local authorities throughout our region to identify schemes for Key Workers and provide opportunities for people to enter the housing market through Newbuild Homebuy (formerly known as Shared Ownership) initiatives. In this way, we will generate sustainable communities.
We've been successful to get preferred development partner status with most of the key Local Authorities in Somerset, Dorset Wiltshire and the former Avon area.
Large and small developments
Our developments have ranged from two homes in Bath for shared ownership (Colburn Homes Ltd – contractor) to 68 homes (38 for rent and 30 for shared ownership) in Pitwines, Poole (Crest Nicholson (South) Ltd - contractor).
A sensitive approach to local needs
We're keen to make sure our development programme meets local needs by completing a mix of rural and urban, greenfield and brownfield schemes.
As a part of our aim to respond to the demands of our customers, we set ourselves high standards for the quality, design and energy performance of all our new homes and seek not only to meet the Building Regulations but exceed them.
We carry out resident satisfaction surveys on all schemes and use these to develop future housing.
